who elects domicile at the ACCOMMODATION
(hereinafter identified) exclusively during the period of use of the
ACCOMMODATION - and without transferring residence there - within the meaning
and for the effects of the lease referred to in this AGREEMENT (hereinafter,
together with any Use Regulation referred to below, “AGREEMENT”).

(the "ACCOMMODATION")
b) the GUEST has seen the images published on
the Airbnb platform relating to the ACCOMMODATION and has personally inspected the
ACCOMMODATION deeming it suitable for his needs for a short-term tourist stay
in Turin, however reserving the right to report any discrepancies within 24 hours
after check in.
In view of the above, the PARTIES agree as follows
1. Check in. The
availability of the ACCOMMODATION is granted together with the consignment of .......... set(s) of keys with effect from:

2. Check out. The GUEST must leave the
ACCOMMODATION free from people and things, without need for cancellation, within:

OUT”) After this term, that can be updated by mutual written agreement, the
HOST and his delegates have the right to regain full possession of the
Accomodation.
3. Rent and terms of payment. The rent
("RENT") and the rental fee have been agreed on the Airbnb platform
and will be managed according the Airbnb procedures, with reference to the Confirmation
Code number ....................................................... with number .........

4. Characteristics of the
ACCOMMODATION and expenses included in the RENT. The Lodging is delivered
clean, equipped with bed linen and towels and furnished (as per inventory) and
benefits from electricity, gas, hot and cold water as well as wifi, subject to
fair usage and consumption, whose costs, as an exception to the provisions of
the Italian Civil Code, are borne by the HOST.
Other property related costs are the resposibility
of the HOST
5. The parties expressly agree that
this contract is to be considered stipulated in accordance with art. ...,
paragraph ...., letter ......... of the ltalian Law N. ..........., and
acknowledge that the HOST does not provide any type of service (e.g.: daily
cleaning, towels or linens change, etc).
6. Additional payments. Tourist
taxes due to by the GUEST should already have been paid directly by the GUEST
through Airbnb; otherwise they have to be collected by the Host and be paid to
the Municipality.
7. Security. In order to comply with
the law requirements related to public security, the HOST will collect from the
GUEST the information as per the "ROSS1000" registration form,
attached, related to each of the person that is going to stay at the
ACCOMODATION. Unregistered guest are not allowed and are forbidden by the
Italian law
8. Rules of Use. No smoging in the ACCOMODATION, no noise, no damages, no
waste of water, no waste of energy, no house party, respect for the property
and the condominium area and Residents.

9. Obligations of repair and
maintenance. The HOST is responsible for repairs and maintenance, but the GUEST
will pay for the damages caused by the GUEST or its visitors. The GUEST will
allow timely access to the ACCOMMODATION for the HOST and for the personnel in
charge of maintenance relating to reports or requests from the GUEST, or
otherwise necessary.
10. Obligations of custody. The GUEST is entirely responsible for the
safekeeping of the ACCOMMODATION and its contents from the moment of the CHECK
IN and is liable for any damage caused by the GUEST or its visitors.
The GUEST does not have the right to grant the
ACCOMMODATION or part of it on sublet, loan for use or in any case for use by
third parties.
11. Security deposit. This is in agreement with the Airbnb rules
12. Withdrawal. In consideration of the peculiarity and short-term use
of the ACCOMMODATION
·
the
GUEST, if there should no longer be the need to use the ACCOMMODATION for the
agreed period, in whole or in part, the guest has not the right to receive a
reduction, even partial, of the agreed RENT
·
the
HOST, if it is no longer possible to make the ACCOMMODATION available for all
or part of the agreed period, must provide the GUEST with a suitable
alternative.
13. Delay or non-fulfilment by the
HOST. The HOST, in consideration of the peculiarities and brevity of this
AGREEMENT, is obliged to intervene immediately in case the ACCOMMODATION offered
is not properly cleaned or otherwise differing from the promised
characteristics and to ensure a timely CHECK IN, without prejudice to the
compensation for any additional damage.
14. Delay or non-fulfilment by the
GUEST. The GUEST, aware of the prejudice that could be caused to the HOST and
to any other subsequent tenants arriving in the case the ACCOMMODATION be not
fully cleared after the time of CHECK OUT, undertakes to compensate for any
damages thus caused, and the HOST for this purpose can benefit from the
appropriate deposit, request compensation for any further damage and remove any
personal effects belonging to the GUEST but left inside the ACCOMMODATION after
the agreed CHECK OUT time guaranteeing their conservation for a maximum period
of 10 days
15. Disputes. The AGREEMENT is
governed by Italian law and in the event of a dispute the Court of Turin shall
have jurisdiction, following mediation attempts where required.
